The Falls Resort is situated in the 46-hectare Mosi-Oa-Tunya National Wildlife Park, which fringes the Zambezi River, and incorporates the the 5-star Royal Livingstone Hotel and the 3-star Zambezi Sun.

For the traveller in search of luxury the Royal Livingstone Hotel is set in the lush riverine belt on the banks of the Zambezi River, just upstream from the mighty Victoria Falls. Located inside the Mosi-oa-Tunya National Wildlife Park (Zambia) and within walking distance of Victoria Falls, the Royal Livingstone is surrounded by manicured lawns, African bushveld and the Zambezi River; and is perfectly positioned for excellent views of the fine spray and rainbows of Victoria Falls in the distance. The Royal Livingstone is ideally located to take advantage of the many activities in the Victoria Falls area and has unlimited, direct access to Victoria Falls through a private gate.

Reflecting the elegance of by-gone days, the Royal Livingstone has 17 colonial-style buildings housing 173 rooms and suites in two-story clusters, with most clusters containing 10 rooms. With soft earth tones, river views and private verandahs, rooms and suites offer a tranquil retreat. Room features include king size beds with crisp white linen, Victorian style en-suite bathrooms with separate bath and shower, air-conditioning, mini bar, satellite TV, writing desk and tea/coffee facilities. The main hotel is well known for the gourmet, Royal Livingstone Restaurant; there is a comfortable indoor lounge, a verandah for lunch and drinks, the Livingstone Bar and the Sun Deck. There is a swimming pool with poolside service and loungers, and lawns that roll beautifully into the Zambezi.

The Zambezi Sun is situated on the edge of the eastern cataract of the Victoria Falls in Zambia and hotel guests have unlimited access to view the falls themselves or with a local guide. The architecture of the hotel is inspired by an African walled village, with simple finishes brightened by cultural colours, open, airy main buildings and clusters of rooms spread out around the huge central pool and entertainment area. The extensive dining options range from casual buffets in the Theatre of Food, to al fresco snacks at the Poolside Deck, as well as a tempting steakhouse menu at Squires Grill, and sandwiches at the Crocodile Café.

The 212 rooms are well sized and fun with bright mosaics, fabrics and hand crafted Zambian artworks. Some of these light and airy rooms have two double beds, others have king beds and sitting areas. All the rooms are air-conditioned and have electronic safes, hairdryers, satellite tv, radios and telephones. The en-suite bathrooms have separate baths and showers and the rooms open to private, shaded balconies which face outward to the natural surrounding bush, or inward to the landscaped garden and pool. The many exciting activities on offer in the region are all bookable at the Daily Activity Centre on site.
